Should You Wait for Lower Mortgage Rates Before Buying a Tucson Home?

Should You Wait for Lower Mortgage Rates Before Buying a Tucson Home?

If you’re thinking about buying a Tucson home, mortgage rates may be the biggest question on your mind.

Freddie Mac reported a national average of 7.40% for a 30-year fixed-rate mortgage on October 15, 2026. That is a national benchmark, not a personal loan quote. Your rate will depend on your lender, credit profile, down payment, loan type, and other factors. Source: Freddie Mac’s mortgage survey

So, should you wait?

My recommendation is to compare real options before deciding.

Start with a payment you can comfortably afford

Ask a lender to prepare an estimate that includes principal, interest, property taxes, insurance, and any mortgage insurance. Add HOA fees and a realistic allowance for maintenance.

A home purchase should work within your budget today. I would not recommend stretching your finances on the assumption that refinancing will become available later.

Compare the entire offer

The asking price is only one part of a purchase. For some properties, it may make sense to discuss seller-paid closing costs or a lender-approved rate buydown.

Ask the lender to explain the costs, restrictions, and payment schedule. With a temporary buydown, understand what the payment becomes when the temporary savings end.

Give your timeline a place in the decision

Waiting may be sensible if you need to build savings, improve credit, or clarify your plans. Buying may make sense if you find a suitable home and the full cost is comfortable.

Neither choice requires predicting the next move in interest rates.

Let’s start with the facts

We can look at homes in your price range while a lender helps you understand the financing. That gives you something concrete to compare—and a clearer basis for deciding whether to move forward or wait.
